How do I get a place to live?
Agents message you with flats to rent. Rent is paid yearly with agency, legal and caution fees, just like real life.

You start without a house. Agents will send you offers on your phone, and you can work your way up to owning property and cars.
Can I buy land and build?
Yes. Buy land, build a bungalow, duplex or apartment, decorate it, and rent units to other players for income.
How do I get a car?
Buy one at the dealer or take it on hire purchase and pay small every day. To drive it yourself you need a driver's licence: book a driving test at the Government Secretariat and pass the FRSC test yard course with fewer than 6 faults.
Can I drive my car myself?
Yes. With a car and a licence, walk up to your car and tap the yellow 🚗 Drive button that appears. Hold the green GO button to drive, the red BRAKE button to slow down or reverse, and ◀ ▶ to steer. On a computer use the arrow keys or WASD. Your speed and fuel show at the top, and a live map in the corner turns with your car so you always know the area. Tap 🅿️ Park to get out. Your car stays exactly where you park it, in that state, so walk or take a ride back to it later. Fuel is used as you drive, just like normal trips.
Can I drive without a licence?
Yes, but it is risky. While you drive without a licence, FRSC patrols can stop you and demand a fine of ₦140,000 to ₦200,000, and the same can happen at the end of an automatic trip. Pressing your phone while driving can also get you stopped. Book and pass your driving test at the Government Secretariat to drive legally.
Can my car drive itself?
Yes. Tap any place and choose your car, and it drives you there. While driving yourself, tap 🧭 Auto at the top to send the car home, back to one of your last 3 places, or to anywhere you pick on the map.
What should I know about the roads?
Busy junctions have traffic lights: stop on red, because LASTMA in Lagos and traffic officers elsewhere can stop you and ask for a fine. Potholes slow you down, so drive gently on bad roads, and slow down for the yellow-and-black speed bumps near markets and the town square. In the morning and evening rush hours, expect go-slow.
Where do I manage everything I own?
Open 🏘️ My properties (Phone, Money folder). The top shows your total worth, weekly rent and anything that needs attention. Tap a property to rename it, repair or upgrade it, manage tenants, live in it or rent it out, and to sell it. The Offers and For sale tabs are in the same place.
I forgot where my land and properties are. How do I find them?
Open 🏘️ My properties. Every plot you own is listed: land, homes, rentals and businesses, each with its area and state. Tap 📍 Go there to travel to it, 🏗️ Build on empty land, 💰 Collect rent on rentals, 💼 Manage a business, or ⚙️ Invest to repair, upgrade or borrow against it. On the map, every plot you own has a gold 📍 Yours tag at its front, so you know it when you walk past.
What is my property worth?
Every property has a market value: land plus the building, its stars and condition, plus half of what the furniture inside cost. Values move up and down each week with your state's property market. The arrow next to the value shows this week's change.
Do I pay property tax?
Yes, a small weekly tax (0.5% of value) on rentals, businesses and land. Your main home is tax-free. Pay it from My properties. If a property's tax is 4 weeks late, it earns no rent until you pay.
Can I borrow against my property?
Yes. A mortgage lends you up to half the property's value for 4 weeks at 5% a week. You cannot sell it until the loan is repaid, and if you miss the deadline the bank takes the property and auctions it.
What does a caretaker do?
For a weekly fee (0.5% of value) a caretaker keeps the property in top condition, collects your rent and pays its tax for you while you are away.
Can I co-own a property with friends?
Yes. Offer a share (up to 49% in total) to a friend by username for a price you set. They get that share of the rent. To sell, first buy your co-owners out at today's value.
What are short stays and event venues?
Turn a rental into a short-stay for travellers: 1.6× rent, but it wears out faster and cannot be leased long-term. Open any rental or business as an event venue with a booking fee: other players can throw their owambe there and you keep 90%. Both get a sign on the map.
Can I move my house on my plot?
Yes. Tap Decorate, tap your house, choose Move and put it where you want inside your fence. It stays where you put it.
Will I lose my plot if I stop playing?
Only empty starter plots. If you played 2 days or less, are level 3 or below, never paid for anything and stay away for 30 days, the plot goes back to the town. Your furniture is kept safe in your inventory and you can pick a new plot any time.
Why did my car break down?
Cars need fuel and servicing. When the engine warning shows, service it. A broken car blocks the road, and if you leave it FRSC will impound it.
